Rust build-up​

It’s vital to identify any rust before it causes any significant damage. If there is metal underneath an exterior coating, rust can usually occur when water vapour passes through the coating. We can treat the rust and put a new coating over the top to prevent moisture particles from passing through it. This is done by using epoxy paint, one of the most durable and toughest paint materials currently on the market. It acts as a sealant to protect the material underneath. Any joints around the affected area also need to be sealed, typically by using a polyurethane coating, a hard-wearing and highly resistant coating that can be applied on wood, steel work, concrete, and a range of other substrates.

Assessing and fixing water damage

Particularly in coastal areas, moisture can seep into hairline external cracks, exacerbating cracking. We can assess the water damage and determine the best approach to fix it before it becomes any worse.

One way to do this on masonry surfaces is by using elastomeric paint, which is double the thickness of regular paint and provides an additional layer of protection. It’s applied like ordinary paint. However, when it hardens, it becomes a flexible, watertight covering that can stretch and return to its original form without causing any damage to the property. This can help to reduce cracking. It’s also possible to incorporate a texture for design purposes. Given how thick the paint is, you typically require almost double the amount of standard paint, which makes it a more expensive option. However, it can sometimes be as thick as six layers of regular paint and can repel salt and sand, so it’s a great option if you are close to the water and can make your paint last longer.

Concrete spalling

Also known as concrete cancer, concrete spalling is when concrete begins to break away. Some of the most common signs of concrete spalling can include cracking or flaking concrete, rust stains or bubbling of the concrete or the render. It can lead to leaks in your walls or roof. On many body corporate buildings, we typically find concrete spalling is caused when moisture
gets through to the reinforcement bars under the concrete, leading to corrosion. This can mean surface area expands and essentially pops all the concrete off around it. We often see this on balcony slab edges which can be affected by moisture ingress, particularly on older buildings.
