Rendering surfaces refers to the application of cement to external, internal brick or concrete walls to help achieve a smooth or deliberately textured surface. Buildings that are rendered usually require repainting after approximately 10 years. Over time, the paint on rendered surfaces can fade and begin to look old, often losing its shine. This is partly due to what is known as oxidation, which is the paint’s natural reaction to being exposed to the sun.

Bagging is similar to rendering. A mixture is applied over the brick’s surface. However, bagging can highlight imperfections and doesn’t have a smooth finish like rendering. Instead, it’s often a textured appearance. It’s also more porous than render, meaning it is more inclined to hold dirt quicker than a rendered surface, which can result in the paint coating breaking down faster. If a building has used a bagging technique and you can still see the brickwork (unlike a smooth finish render), it can also show cracking after a few years of painting. Any water runoff on these types of surfaces can also leave unsightly water stains, making the property appear dirty.

Masonry & Stone Surfaces

Masonry is typical on external surfaces of strata buildings. Masonry refers to single units that are laid and bound together with mortar. Some of the most common materials used in masonry construction include brick, concrete blocks or stone. With masonry, the typical issues of a body corporate building usually include cracking. Cracking can start due to moisture ingress, which gets into the masonry and speeds up paint failure. Water ingress refers to water getting underneath or between the masonry and can often lead to damp patches or mould.

Timber & Fibre Cement Weatherboards​

Weatherboard isn’t often used in strata buildings unless it’s an existing Queenslander on a plot that’s been subdividaed to build new apartments behind. Depending on the age of the older home, it may be suffering from paint damage, and we can assess the best approach to take. 

If it’s an older home (pre-1978), it’s essential to understand that there is a high likelihood that the building has been painted with lead-based paint. Therefore, if it’s suffering paint damage, it will be necessary to remove the lead-based paint by using one of several recommended methods that we offer for the safety of tenants and neighbours. 

Timber & Fibre Cement Weatherboards​

If your body corporate building is relatively new, it’s likely to be fibre cement cladding. A common brand is James Hardie, which uses fibre cement to make its products look like other materials, including timber weatherboards. Many new body corporate buildings are using this to replicate a weatherboard look at a lower cost. When repainting fibre cement cladding it generally doesn’t require a lot of preparation as it is not an organic product. Fibre cement can be a good choice for body corporate exteriors as they add a protective layer onto the external surface which can help to provide weather resistance and protect the building from the harsh Queensland climate. It’s a relatively easy surface to repaint given the low preparation required. This type of surface is highly durable and also offers a strong resistance to damage from any moisture, meaning the ongoing maintenance is also relatively low.

Brick Buildings

If your body corporate building is brick, your property is only likely to require minimal painting to keep it looking modern and fresh, for example, gutters, fascias and eaves. However, depending on the size of your property, it’s important to note that even if the painting required is minimal, there may be significant costs associated with setting up the site. For example, if your apartment building is multiple stories, we may need to use an elevated boom lift to access hard to reach areas for painting which can be costly.
