Exterior Body Corporate Painting

Rendering surfaces refers to the application of cement to external, internal brick or concrete walls to help achieve a smooth or deliberately textured surface. Buildings that are rendered usually require repainting after approximately 10 years. Over time, the paint on rendered surfaces can fade and begin to look old, often losing its shine. This is partly due to what is known as oxidation, which is the paint’s natural reaction to being exposed to the sun.

Bagging is similar to rendering. A mixture is applied over the brick’s surface. However, bagging can highlight imperfections and doesn’t have a smooth finish like rendering. Instead, it’s often a textured appearance. It’s also more porous than render, meaning it is more inclined to hold dirt quicker than a rendered surface, which can result in the paint coating breaking down faster. If a building has used a bagging technique and you can still see the brickwork (unlike a smooth finish render), it can also show cracking after a few years of painting. Any water runoff on these types of surfaces can also leave unsightly water stains, making the property appear dirty.

Managing a body corporate or strata building can mean ongoing costs to make sure you’re maintaining your investment. To ensure your investment doesn’t degrade over time, it’s important to repaint external surfaces every 10 to 12 years.

Due to the size and scale of body corporate properties, such as apartment buildings and townhouse unit complexes, some properties can present challenges when it comes to body corporate painting. For example, there may be site access issues due to a building’s size or design. This is why it’s essential to use a painter who has experience with body corporate painting. Our team can work with onsite managers to minimise disruptions to your residents and deliver a high-quality finish.

At Surepaint, we can provide external strata painting services for a range of areas, including exterior walls, roofs, gutters, downpipes, fascias, soffits, eaves etc. We can also paint the outside of garage doors, including roller doors. We’re experienced working on an extensive range of different surfaces.

We are also passionate about protecting your property. We ensure that all of our sites are set up to minimise any damage to concrete surfaces, gardens or lawns. We focus on quality control and all of our Brisbane body corporate paint projects are overseen by a licensed supervisor.

Let’s take a look at some common surfaces of body corporate buildings and how we can help:

Render & Bagged Surfaces

Masonry & Stone Surfaces

Masonry is typical on external surfaces of strata buildings. Masonry refers to single units that are laid and bound together with mortar. Some of the most common materials used in masonry construction include brick, concrete blocks or stone. With masonry, the typical issues of a body corporate building usually include cracking. Cracking can start due to moisture ingress, which gets into the masonry and speeds up paint failure. Water ingress refers to water getting underneath or between the masonry and can often lead to damp patches or mould.

Timber & Fibre Cement Weatherboards

Weatherboard isn’t often used in strata buildings unless it’s an existing Queenslander on a plot that’s been subdividaed to build new apartments behind. Depending on the age of the older home, it may be suffering from paint damage, and we can assess the best approach to take.

If it’s an older home (pre-1978), it’s essential to understand that there is a high likelihood that the building has been painted with lead-based paint. Therefore, if it’s suffering paint damage, it will be necessary to remove the lead-based paint by using one of several recommended methods that we offer for the safety of tenants and neighbours.

Timber & Fibre Cement Weatherboards

If your body corporate building is relatively new, it’s likely to be fibre cement cladding. A common brand is James Hardie, which uses fibre cement to make its products look like other materials, including timber weatherboards. Many new body corporate buildings are using this to replicate a weatherboard look at a lower cost. When repainting fibre cement cladding it generally doesn’t require a lot of preparation as it is not an organic product. Fibre cement can be a good choice for body corporate exteriors as they add a protective layer onto the external surface which can help to provide weather resistance and protect the building from the harsh Queensland climate. It’s a relatively easy surface to repaint given the low preparation required. This type of surface is highly durable and also offers a strong resistance to damage from any moisture, meaning the ongoing maintenance is also relatively low.

Brick Buildings

If your body corporate building is brick, your property is only likely to require minimal painting to keep it looking modern and fresh, for example, gutters, fascias and eaves. However, depending on the size of your property, it’s important to note that even if the painting required is minimal, there may be significant costs associated with setting up the site. For example, if your apartment building is multiple stories, we may need to use an elevated boom lift to access hard to reach areas for painting which can be costly.

Frequently Asked Questions About Our Exterior Body Corporate Painting Service

Our painters can provide painting services to a range of body corporate properties. We can look after both the interior and exterior surfaces of the building. This might include smaller patch-up jobs or full-scale tailored painting services to the entire property. Our team has experience painting residential apartment blocks, retail stores, corporate offices, townhouses and unit complexes. We can also paint other commercial properties, including hospitals and schools, which often require regular repainting due to wear and tear. Our team will work closely with you to understand what you need and develop a tailored project plan for your building. We don’t service large multi-storey apartment blocks; our preferred buildings are three to four storeys to keep our team safe when painting body corporate buildings.
There is no one time of year that works better than another when it comes to body corporate painting, and we find that it typically is up to what works best for each body corporate to work around tenants and residents. If we’re working with office buildings, it can be a good idea to consider painting during quieter periods, for example, over the Christmas break when the office closes down for a few weeks. The weather can play a significant role in painting any exterior surfaces, so choosing to paint during the winter months when there is less rainfall in Brisbane can also be a good option for larger buildings.
Being based in Brisbane, rain can obviously be an issue when painting external surfaces. Rain can, unfortunately, cause delays, and there is often not a lot we can do aside from assessing the site to determine how much work we can undertake in the weather conditions. Any delays will be communicated with you immediately, and we’ll do our best to keep the project on track to meet your timelines. Given that most heavy rainfall occurs in Brisbane in late afternoon storms and acrylic paint takes a few hours to dry, we may be able to make progress in the morning.
