Body Corporate Common Area Painting

When it comes to the interior painting of body corporate or strata buildings, we recommend that the main common areas on each floor of your building be repainted every seven to 10 years. These common areas can include ceilings, walls, skirting boards, external doors, frames and the exterior side only of any indoor doors. We don’t typically need to repaint any powder-coated windows or screens. Because powder coating is so durable, it’s unlikely these will need to be repainted as often as other common areas.

When it comes to internal common areas, most body corporate buildings have been painted with an enamel based paint, which provides an opaque and glossy finish. We use an oil-based primer for enamel surfaces because water-based primers are more likely to peel on an enamel surface, and we want to ensure the best result for our clients. In addition, using enamel paint for common areas can help provide an additional layer of protection due to the wear and tear that a strata building is likely to receive. There are often many residents coming and going in large apartment complexes, particularly if there is a high ratio of renters in the building.

 

Common Area Paint System

We offer a two coat system including a primer to help keep our costs down for our body corporate clients. This approach provides a long-lasting and durable solution. We also recommend using a high gloss product, as it is more durable compared to its low gloss satin alternative. We use an oil-based undercoat to ensure that the paint will stick well and then use one topcoat of an oil-based enamel paint.

Your choice of colour for your interior surfaces helps us decide whether water or oil-based enamel is the right choice for your property. While oil-based enamel is typically more durable and less scuff-resistant, we recommend using water-based enamel if you’re using light colours. This is because light coloured oil-based enamel paints are more prone to what is known as ‘yellowing’. This refers to the discolouration that occurs naturally on oil-based enamel paints when used indoors and is most noticeable in areas where there is poor natural lighting.

Yellowing can unfortunately occur in any type of oil-based enamel paint, regardless of the brand. It occurs because of chromophores (coloured chemicals) within the paint which form during the drying process. These chemicals are sensitive to light and if exposed to daylight are usually bleached out, however, less sunlight means the paint ends up turning yellow. This is particularly noticeable if you choose a white or off-white for areas such as door frames. Water-based paint options dry through evaporation rather than oxidation and won’t yellow over time.
