When it comes to the interior painting of body corporate or strata buildings, we recommend that the main common areas on each floor of your building be repainted every seven to 10 years. These common areas can include ceilings, walls, skirting boards, external doors, frames and the exterior side only of any indoor doors. While oil-based enamel is typically more durable and less scuff-resistant, we recommend using water-based enamel if you’re using light colours. Yellowing can unfortunately occur in any type of oil-based enamel paint, regardless of the brand. It occurs because of chromophores (coloured chemicals) within the paint which form during the drying process. These chemicals are sensitive to light and if exposed to daylight are usually bleached out, however, less sunlight means the paint ends up turning yellow. This is particularly noticeable if you choose a white or off-white for areas such as door frames. Water-based paint options dry through evaporation rather than oxidation and won’t yellow over time.
